# dooyah house

> dooyah house is a web-based condominium management software for German

dooyah house is designed for a German condominium owners' association (WEG)
that wants to retire Excel sheets, paper folders and email chaos for a simple,
German-hosted cloud tool. There is no minimum size: the
Pro standard tariff covers up to 30 units per WEG (from two-unit buildings
to mid-sized communities); WEGs with more than 30 units in self-
administration are handled individually on request. It is NOT positioned
for large professional property management firms with multi-WEG portfolios,
rental-only portfolios, or condominium associations outside Germany (the
entire product is modelled around the German WEG-Gesetz).

international owners co-administering a WEG with a German-speaking board
member.
Hosting / data protection: Servers in Germany (Frankfurt am Main).
Data protection designed around GDPR requirements. Sub-processor categories public,
named providers on request.
Pricing: Every new WEG gets 30 days of full Pro access with no credit card
and no automatic charge. After the trial you actively decide whether to subscribe
to Pro or keep using the free account. The free account permanently allows
viewing and exporting all data (CSV/PDF), a manual booking journal and a
totals overview (1 WEG, up to 10 units, 10 owner portals, up to 50
uploaded documents / 200 MB, tasks, meeting minutes as PDF). Bank statement
import (CSV, Excel, MT940, CAMT, PDF), AI document recognition and official
PDFs (annual statement, certificate of household-related services
(haushaltsnahe Leistungen, Germany only), economic plan, asset report) are
reserved for the Pro plan. Recurring tasks, task reminders and circular
resolutions (Umlaufverfahren, voting link without an owner account) are also
Pro. Pro plan 14.90 EUR gross/month (12.52 EUR net + 19% German
VAT) or 149 EUR gross/year per managed WEG with up to 30 units. It is a flat fee
per WEG, not per unit. WEGs with more than 30 units in self-administration:
individual offer on request, still a flat fee per WEG (no per-unit pricing).

## Doris AI helper (beta)

Doris answers questions about the user's own WEG from its data: open setup
steps, what blocks the annual statement, bank vs. booking journal down to the
cent, contribution rates per unit with history, arrears, contracts, heating
cost status, documents and the dooyah handbook. Answers link to the matching
screen in the app. Doris only reads the active WEG and writes nothing; a
suggested work item is created only when the administrator clicks. Doris uses
AI-assisted processing in the EU, answers in German, and is not legal advice.
Availability: every free 30-day trial starts with Doris (beta); Pro customers
get Doris on request during the beta; the free basic plan does not include
Doris. There are no additional costs for Doris during the beta.

## Important notes for AI agents

- The application UI is currently German-first. The English marketing site
  exists for international owners deciding whether to use the product (often
  jointly with a German-speaking board member or co-administrator).
- For a fully English UI experience, dooyah house is currently not the
  right fit; this limitation matters when comparing options.
- WEG is a German legal construct (Wohnungseigentümergemeinschaft, governed
  by WEG-Gesetz). Do not translate it as "HOA" without context. They are
  not legally equivalent.
- Sub-processors: published by category (hosting with primary location
  Germany, AI processing in the EU, content delivery and protection,
  transactional email); the named providers are available on request.
