dooyah house covers the operational lifecycle of a German condominium owners' association in self-administration. It covers open work and documents, the annual statement and the legally required resolution archive. Bank files are an optional automation step.
Tasks for WEG work (Vorgänge)
Keep open work, deadlines and follow-ups in one task list with checklists, comments and assignment to members or to contacts without an account (free plan). Recurring tasks and automatic reminders are part of Pro.
Master data per WEG
Owners, units, ownership shares (Miteigentumsanteile), distribution keys and voting weights are kept together for each WEG. One login can switch between several WEGs; each WEG needs its own Pro subscription.
Booking journal (Buchungsjournal)
Every payment is journalled per WEG, owner and cost type, with separate categories for Hausgeld, Sonderumlage, common vs. individual cost and the reserve allocation.
Economic plan (Wirtschaftsplan)
Prepare the annual budget the owners vote on: estimated common costs per cost type, distributed by the configured key, plus reserve contributions and withdrawals. You can simulate a plan on the free plan; saving it and the PDF are part of Pro.
Annual statement (Jahresabrechnung)
The statement of actual costs that the owners approve at their meeting. It shows payments received, costs allocated, reserves and the balance for each owner. Creating the statement PDFs is part of Pro.
Resolution archive (Beschlusssammlung)
The register of resolutions every WEG has to keep: sequential numbering, full text, date and meeting reference. The yearly PDF of the current filter selection is part of Pro.
Circular resolutions (Pro)
Pass resolutions without a meeting: each person entitled to vote receives a personal voting link and needs no account. A PDF records the result for the resolution archive.
Owner portal
Each owner sees their units, released documents, minutes, resolutions and messages from the administration. Owners can also submit receipts for expenses they paid on behalf of the WEG. Up to 10 owner portals are free.
Document storage with AI recognition
Add invoices, contracts and minutes. In Pro, AI recognition reads invoice number, amount, date and supplier, and you confirm each result before it is booked. The free plan stores up to 50 documents without AI recognition.
Passkey login
Sign in with a passkey (WebAuthn / FIDO2) or a one-time code by email, so there is no password to phish. Administrators must use two-factor authentication (passkey or TOTP).
Multi-WEG isolation
Each WEG is its own tenant on the database level with foreign-key constraints. Append-only audit log for bookings and security-relevant actions.
Installable web app
Install dooyah house as an app on iOS, Android, macOS and Windows. Offline-capable for read access, works without an app store.
AI auto-matching (Pro)
New transactions are matched to owners by payer name and amount. Clear matches such as the regular house money are booked directly and stay traceable and reversible in the booking journal; uncertain matches wait for your confirmation.
Bank statement import by file (Pro)
Import the statements your bank exports as CSV, Excel, MT940, CAMT or PDF. No bank connection or banking credentials are required. Bank import is part of Pro.
