What "free forever" actually means here

The free plan is the real product, not a teaser. It includes the parts that cover the operational basics for one WEG up to 10 units:

• 1 WEG, up to 10 residential units.
• Master data: owners, units, ownership shares, distribution keys, voting weights.
• Manual booking journal: enter incoming/outgoing payments per WEG, owner and cost type.
• Owner portal for up to 10 owners: owners see their units and released documents, and they can submit receipts for expenses they paid on behalf of the WEG.
• Document storage: up to 50 uploaded documents (200 MB), without AI recognition.
• Tasks (Vorgänge): create tasks, add checklists and deadlines, assign them to members or contacts.
• Meeting minutes and resolution archive (Beschlusssammlung): minutes as PDF, resolutions with sequential numbering and full text.
• Read and export all existing data at any time.
• No credit card to sign up. No expiry date for the free plan. No automatic switch to a paid plan after the 30-day trial.

What requires the Pro plan

Automation and official reports (bank statement import, AI matching, AI document recognition, the annual statement PDFs) are on the Pro plan at 14,90 €/month per WEG (flat rate, up to 30 units) incl. 19% VAT.

• Bank statement import (CSV, Excel, MT940, CAMT, PDF statements).
• AI auto-matching of new transactions to owners, mandates and bookings.
• OCR for invoices and contracts (one-click booking from a PDF).
• Economic plan (Wirtschaftsplan) and annual statement (Jahresabrechnung) with PDF/email-ready output.
• Recurring tasks, task reminders and circular resolutions (Umlaufverfahren) with a voting link that needs no owner account.
• Dunning (Mahnwesen) with automatic reminders and PDF letters.

Why the free plan exists at all

dooyah house grew out of real WEG board experience with software that either cost more than the WEG's actual administration costs or was too narrow to be useful. The free plan is a deliberate decision: a WEG that wants to retire Excel shouldn't have to commit money before knowing if the workflow works for them. If you upgrade to Pro later, great (Pro covers up to 30 units per WEG; larger WEGs in self-administration on request). If you don't, you still get a real database and a real audit log instead of a spreadsheet.

What the free plan is NOT

• Not a time-limited trial: the 30-day Pro trial ends, the free plan does not.
• Not a stripped-down demo — it covers actual operational use for one WEG up to 10 units.
• Not "free if you give us your bank credentials" — we don't ask for any.
• Not an upsell wall: Pro adds automation (bank import, AI recognition) and official PDF reports, while your existing data stays readable and exportable.

Privacy and infrastructure (free plan included)

• WEG main data on servers in Germany (Frankfurt am Main). Same hosting as the Pro plan.
• TLS 1.2/1.3, AES-256-CBC for sensitive fields, multi-WEG database isolation.
• Passkey login (FIDO2/WebAuthn) or a one-time code by email; administrators must use two-factor authentication.
• Data protection designed around GDPR requirements. Sub-processor categories public, named providers on request.
• No Google Analytics, no tracking network. Cookieless self-hosted analytics.
